Landlord Checklist

A Note on Rent Increases

According to Ontario.ca, new buildings first occupied after November 15, 2018 are exempt from rent control. Because Pinnacle Toronto East was completed in 2025, units there are generally in that category, but confirm the status of a specific unit with the Landlord and Tenant Board. Even where the guideline doesn't apply, written notice and the 12-month rule still matter, and the market sets practical limits.

Ontario has expanded the HST rebate on new homes for a limited time, with up to $130,000 in combined federal and provincial relief for eligible buyers. If you're considering a suite at SkyTower, the key question isn't only the price tier. It's the date on your agreement.

$130,000
maximum combined enhanced rebate
Apr 1, 2026
start of the agreement window
Mar 31, 2027
end of the agreement window
$1.85M
price at which the enhanced rebate ends

The Rebate at a Glance

According to TRREB's guide to the Ontario enhanced new housing rebate:

Purchase price Enhanced rebate
Up to $1.5 million Up to $130,000 (full amount)
$1.5 million to $1.85 million Phased out as the price rises
$1.85 million and over Not eligible for the enhanced rebate

The rebate generally applies where the agreement of purchase and sale is entered into between April 1, 2026 and March 31, 2027. It isn't limited to first-time buyers, but the usual rules apply: it's for a new or substantially renovated home bought from a builder, generally as a primary residence.

Why the Agreement Date Matters

Eligibility is based on when your agreement was signed. A suite bought under an agreement signed before April 1, 2026 generally falls outside the enhanced rebate window. Propmodo reported in July that the developer was preparing to release a final block of upper-floor suites for sale, which may involve newer agreements. Whether any specific suite qualifies is something to confirm with the builder and your lawyer.

First-time buyers may also qualify for a separate federal GST rebate on new homes, which has its own dates and conditions. Our new HST rebate guide walks through both.

Questions to Ask

  • Does my agreement fall within the April 1, 2026 to March 31, 2027 window?
  • Does my purchase price fall in the full-rebate range or the phase-out range?
  • Is the rebate already reflected in the price I was quoted?
  • Will the builder credit it at closing, or will I pay the full HST and apply to the CRA afterward?
  • Does my intended use (primary residence or rental) meet the conditions?

Pinnacle Toronto East is really two buildings sharing one identity — 3260 Sheppard Avenue East (West Tower) and 3270 Sheppard Avenue East (East Tower) share the same architectural vision and amenities, but current pricing and inventory tell a more specific story.

What's Actually the Same

Both towers were developed by Pinnacle International, designed by IBI Group, and completed in 2025. Both share the full amenity package — pool, hot tub, fitness centre, yoga studio, party lounge, sports lounge, children's play area, library, and 24-hour concierge — plus the same security setup: key-fob access, underground parking with security cameras, and two-way concierge communication.

What's Actually Different Right Now

This is where it gets useful — current listings show a real, live gap between the two towers:

West Tower (3260 Sheppard) — currently listed:

  • For sale: $488,000 (2 bed/1 bath) and $593,000 (2 bed/2 bath)

  • For lease: $2,800/month (2 bed/2 bath) and $3,000/month (3 bed/2 bath)

East Tower (3270 Sheppard) — currently listed:

  • For sale: $458,000 (2 bed/1 bath) and $549,000 (2 bed/1 bath)

  • For lease: $2,250/month (2 bed/1 bath) and $2,450/month (2 bed/1 bath)

At today's snapshot, East Tower inventory is running meaningfully lower on both sale and lease pricing than what's currently available in the West Tower — though this reflects the specific units listed right now, not a permanent pricing gap between the buildings.

Why the Gap Exists at Any Given Moment

Available inventory at any point in time reflects whichever specific units happen to be listed — floor level, exposure, layout, and bathroom count all move the number as much as which tower it's in. The West Tower's current listings skew toward larger 2-bath and 3-bedroom units, which naturally command more than the smaller 1-bath units currently available in the East Tower. This isn't necessarily "West Tower costs more" so much as "compare like-for-like layouts, not just tower name."

How to Actually Decide Between Them

Don't choose a tower — choose a unit, then check which tower it's in. Since both buildings share identical amenities and management, the better approach is comparing specific available units on floor, exposure, layout, and price, rather than assuming one tower is categorically the better choice.

If you're investing, run the numbers on whichever specific unit fits your budget. A 2-bed/1-bath at 3270 currently pencils out to roughly a 4.9% gross yield against comparable lease pricing in the same building — a genuinely useful reference point, though you should confirm current numbers for whatever specific unit you're considering.

If you're buying to live in, prioritize floor and exposure over tower name. Both buildings sit on the same corridor with the same transit and highway access — the tower designation itself doesn't change your daily commute or neighbourhood access.

What to Check Before You Commit to Either Tower

  • Confirm current availability directly, since listings at an active community like this change regularly — the specific units above may not still be available by the time you're reading this.

  • Review the Status Certificate for the specific unit's building. Both towers share condo corporation TSCC 3192, but confirm this directly with your lawyer as part of any purchase.

  • Ask about maintenance fees for the specific unit, since these can vary by size and floor even within the same tower.

The Bottom Line

West Tower and East Tower at Pinnacle Toronto East are genuinely comparable buildings — same developer, same amenities, same management — with pricing differences at any given moment driven more by which specific units happen to be listed than by any structural difference between the towers themselves. Compare actual available units, not tower reputation.

The building gets most of the attention, but Pinnacle Toronto East's real day-to-day appeal comes from what's actually around it. Here's a closer look at the Tam O'Shanter-Sullivan neighbourhood itself.

Where This Neighbourhood Actually Sits

Tam O'Shanter-Sullivan is a Scarborough neighbourhood centred around Sheppard Avenue East and Warden Avenue — the exact intersection where Pinnacle Toronto East's two towers sit. It's a well-established residential pocket that predates the newer high-rise development now anchoring the corridor, giving the area a genuine mix of long-time residents and newer condo dwellers.

Getting Around Without a Car

The neighbourhood's biggest practical advantage is how little you need to leave it for daily errands. TTC service runs directly through the area, and the location gives quick vehicle access to Highway 401, Highway 404, and the DVP when you do need to drive — a combination that works whether you're commuting downtown, heading north, or staying local.

Where People Actually Shop and Eat

Fairview Mall and Scarborough Town Centre are both within easy reach, giving residents genuine big-box and mid-range retail options without a long drive. Closer to home, the Warden & Sheppard retail strip covers everyday needs — groceries, restaurants, and the kind of small, practical shops that make a neighbourhood functional day to day rather than just a place to sleep.

Green Space and Everyday Life

Beyond retail, the area includes parks and green space within walking distance — a genuine consideration for anyone weighing a high-rise purchase against giving up outdoor access entirely. The neighbourhood's schools and healthcare options round out what's realistically a complete, self-sufficient pocket of the city.

Who This Neighbourhood Tends to Suit

Commuters who need flexible transit and highway access. The Sheppard corridor's combination of TTC service and quick highway connections works for people commuting in different directions, not just downtown.

Buyers who want big-box convenience without downtown pricing. Two full shopping centres within easy reach is a genuine lifestyle difference from a downtown condo where daily errands often mean smaller, pricier options.

First-time buyers and investors comparing entry points across the GTA. Tam O'Shanter-Sullivan offers a meaningfully lower price point than comparable transit-connected neighbourhoods closer to the core, without giving up the retail and transit fundamentals that make a location genuinely livable.

What to Actually Check Before You Commit

  • Walk the neighbourhood at a time of day similar to when you'd actually be home — retail corridors and residential streets can feel different depending on the hour.

  • Confirm your specific commute, since the value of the highway and TTC access depends entirely on where you're actually going each day.

  • Compare current pricing here against similar transit-connected Scarborough pockets, rather than assuming this specific intersection is uniquely priced.

The Bottom Line

Pinnacle Toronto East's location inside Tam O'Shanter-Sullivan is as much a part of the value proposition as the building itself — genuine transit and highway access, two full shopping centres nearby, and an established residential character that a brand-new tower alone can't create on its own.

Unlike a lot of what we cover in our pre-construction roundups, Pinnacle Toronto East isn't a future promise — it's finished, occupied, and actively trading on resale and lease right now. Here's what's actually available at Scarborough's newest major condo community.

What Pinnacle Toronto East Actually Is

Pinnacle Toronto East is a master-planned, two-tower condominium community at 3260 and 3270 Sheppard Avenue East in Scarborough's Tam O'Shanter-Sullivan neighbourhood, developed by Pinnacle International and designed by IBI Group, with interiors by Tanner Hill and Associates. The community was completed in 2025 and comprises roughly 796 suites across two 30-storey towers — the West Tower at 3260 Sheppard and the East Tower at 3270 Sheppard — with 14 distinct floor plans ranging from 515 to 1,045 sq ft.

What's Actually Available Right Now

As of this writing, active listings at Pinnacle Toronto East include:

For sale:

  • A 2-bedroom, 1-bath suite at 3260 Sheppard listed at $488,000

  • A 2-bedroom, 2-bath suite at 3260 Sheppard listed at $638,000

  • A 2-bedroom, 1-bath suite at 3270 Sheppard listed at $549,000

For lease:

  • A 2-bedroom, 2-bath suite at 3260 Sheppard listed at $2,700/month

  • A 2-bedroom, 1-bath suite at 3270 Sheppard listed at $2,250/month — this one is actually one of ours

  • A 2-bedroom, 2-bath suite at 3270 Sheppard listed at $2,800/month

Prices and availability change regularly at an active community like this — see current listings for both towers here.

Why "Move-In Ready" Changes the Calculation

A lot of what we write about covers pre-construction — deposit structures, occupancy timelines, interim fees. Pinnacle Toronto East skips all of that. What you see is what you get: a completed building with an established resale and rental market, real recent comparable sales to price against, and no waiting years for occupancy. If you've been hesitant about pre-construction's uncertainty, this is the more straightforward alternative.

The Amenities

Pinnacle Toronto East's shared amenities include an outdoor swimming pool, hot tub, fitness centre, yoga studio, outdoor terrace with BBQ areas, a party/lounge room, sports lounge, children's play area, library, dining/board room, courtyard, 24-hour concierge, key-fob access, and visitor parking.

The Location

The community sits directly on the Sheppard corridor at Sheppard and Warden, with TTC service nearby and quick vehicle access to Highway 401, Highway 404, and the DVP. Fairview Mall, Kennedy Commons, and Scarborough Town Centre are all within easy reach, alongside everyday retail, restaurants, grocery stores, parks, schools, and healthcare — genuinely well-rounded for day-to-day living without needing to leave the immediate area often.

Who This Fits

With layouts spanning 1-bedroom through larger 2- and 3-bedroom suites, Pinnacle Toronto East works for a genuinely wide range of buyers: first-time buyers looking for a lower entry point than the downtown core, families wanting more space, professionals commuting via the 401/404 corridor, and investors drawn to the building's rental activity and transit-adjacent positioning.

What to Check Before You Buy or Lease Here

  • Confirm which specific floor plan and tower fits your needs — with 14 distinct layouts across two towers, it's worth comparing more than one unit before deciding.

  • Review the Status Certificate if you're buying resale, as with any condo purchase — this is condo corporation TSCC 3192, and your lawyer should review its financials and governing documents before you finalize an offer.

  • Compare pricing across both towers, since the West and East towers can have slightly different available inventory and pricing at any given time.

The Bottom Line

Pinnacle Toronto East offers something genuinely different from most of what shows up in our pre-construction coverage — a completed, established community with real, current listings you can act on today, in a well-connected Scarborough location with strong amenities and transit access.
